Fixed, floating, or hybrid?
Fixed packages lock in a rate for 1–3 years before reverting to a floating spread. Floating rates track 3-month compounded SORA plus a bank margin and adjust quarterly. Hybrid packages mix a short fixed stretch with floating thereafter. The lowest headline rate is rarely the cheapest over the full tenure — read the lock-in, free repricing, and any minimum-loan condition before deciding.
